Parking Still Matters: What 39 Southeast Seattle Townhome Sales Reveal About Buyer Demand

Over the past several years, Southeast Seattle has seen a wave of new townhome development. As builders have worked to create more housing opportunities, one trend has become increasingly common: homes being built with little or no dedicated parking.

For buyers, that raises an important question.

Does parking still matter?

To find out, I analyzed 39 resale townhome sales throughout Southeast Seattle over the past 12 months, comparing sale prices, market times, parking configurations, and construction dates.

The results were surprising.

The Newest Homes Often Had No Parking

One of the most interesting discoveries was that homes without dedicated parking were actually the newest homes in the dataset.

Average Year Built by Parking Type:

Off-Street Parking: 2016

Garage Parking: 2011

No Dedicated Parking: 2021

This reflects a growing trend throughout Seattle. Newer townhome developments are increasingly being built without garages in an effort to maximize density and create more housing opportunities.

But despite being significantly newer, homes without parking were not outperforming homes that offered dedicated parking.

Homes With Dedicated Parking Sold For More

Among the resale townhomes analyzed:

While every property is unique, the difference is substantial.

Townhomes without dedicated parking sold for approximately $178,000 less than garage-equipped townhomes and more than $200,000 less than homes with off-street parking.

Of course, parking is not the only factor influencing value. Location, floorplan, size, condition, and finishes all contribute to a home's final sale price.

However, the data suggests buyers continue to place significant value on having a dedicated place to park.

Parking Also Impacted Marketability

Pricing wasn't the only area where parking made a difference.

Homes without dedicated parking spent considerably longer on the market.

In fact, no-parking townhomes took approximately:

27 more days to sell than homes with off-street parking

18 more days to sell than homes with garage parking

This suggests that parking impacts not only value, but also buyer demand.

Columbia City Offers A Strong Case Study

Columbia City represented the largest concentration of resale townhome sales within the study.

The pattern was similar.

Garage-equipped townhomes averaged approximately $751,000 in sale price, while homes without dedicated parking averaged approximately $588,000.

No-parking homes also averaged significantly longer market times.

While individual homes vary, the trend suggests that buyers in one of Southeast Seattle's most desirable neighborhoods continue to place a premium on dedicated parking.

Why Buyers Still Value Parking

Even with expanding transit options and walkable neighborhoods, many Seattle households still own one or more vehicles.

Dedicated parking offers:

Convenience

Security

Protection from weather

Additional storage opportunities

Easier resale potential

For many buyers, parking is more than an amenity. It's a quality-of-life feature that influences purchasing decisions.

What This Means For Buyers And Sellers

For buyers, it's important to think beyond today's needs and consider future resale demand.

A home without parking may offer a lower purchase price, but future buyers may have the same concerns you're evaluating today.

For sellers, dedicated parking remains a meaningful feature that can help a home stand out in a competitive market.

The data shows that while Southeast Seattle's newest townhomes are increasingly being built without parking, buyers continue to place significant value on homes that offer a dedicated place to park.
